At what price do I list my home for?
When considering to sell your home, it is recommended you interview at least 3 realtors. Each real estate agent will provide you with a comparative market analysis (CMA) which will highlight a suggested sale price, and a range your property is likely to sell for at that time.
A professional CMA will comprise recent, comparable, sales from the past 30-90 days. The CMA will consider value adjustments for key differences that can impact your potential selling price.
The biggest factors are:

• Lot features
• Home condition
• Number of bedrooms
• Number of bathrooms
• Street type
• Age
The real estate agent will also consider the market’s activity within the neighbourhood and where home sales are trending.
Be careful: if the realtor cannot provide you with data supporting a sale price that seems ‘too good to be true,’ hiring this agent could be a costly mistake. Your home could sit on the market and end up selling for a much lower price than it should.
